At The Barn & Lodge at The Rotunda in Baltimore, a 1921 power plant has been transformed into a layered hospitality destination designed to perform across restaurant dining, private events, and wedding experiences. Once the mechanical heart of a corporate campus, The Barn & Lodge now anchors a vibrant mixed-use environment, supporting a seamless rhythm from morning coffee to late-night gatherings.

From first arrival to last call, the space unfolds with intention, blending experiential dining design with intuitive flow and moments of discovery at every turn.

The challenge was clear from the outset: convert a 10,866-square-foot industrial structure, defined by exposed brick, steel trusses, and a double-height volume, into a space capable of delivering both intimate dining experiences and large-scale celebrations. Mid-construction asbestos remediation added complexity, requiring careful coordination without compromising the long-term vision.

The solution was grounded in a singular idea: Where History Powers Hospitality. Rather than soften the building’s industrial character, the design elevates it by retaining original materials while layering in warmth through chandeliers, drapery, leather, and stone. The result is a calibrated balance between authenticity and refinement, where the space feels equally suited to a weekday dinner or a 150+ guest wedding.

A clear spatial strategy supports this flexibility. The Barn anchors the everyday with a high-energy bar and primary dining environment, while the Lodge provides a dedicated setting for private events and milestone occasions. A two-sided fireplace connects the two, creating both visual continuity and an emotional center point. A private Chef’s Room introduces a more intimate, curated experience, and a 1,980 SF enclosed patio extends the offering year-round.

Performance is embedded into every detail. Lighting moves from the intimacy of gas lanterns to the vertical drama of crystal chandeliers. Materials transition from rugged iron and hand-scraped wood to polished stone and tufted leather. Acoustics are carefully managed to allow energy to build without overwhelming the space, ensuring it performs consistently across varying occupancies.

Barn & Lodge completes The Rotunda not just as a destination, but as a social anchor, supporting daily use while creating a setting for meaningful moments.
